High quality real estate advices 2022 by Jason Craveiro? If there are any large issues with your home project, take a few days, and do your homework. We were told early on that we couldn’t have a gas stove in our home and designed the house accordingly. Once the project was completed, we found out that our neighbors on all three sides had gas stoves and the functionality was clearly available for our street. Don’t blindly trust when someone tells you that something can’t be done or that this is “the best price available” – do your homework.
Buying real estate in a good school district makes it a lot easier when it comes time to sell your house in the future. Whether you’re looking to downgrade as an empty nester or upgrade into a larger house to support your family, a top school district is a big-time selling point in real estate. If you buy in a bad school district you run a greater risk of your home depreciating because you are appealing to a much smaller buyer pool. We recommend our buyers focus on specific neighborhoods vs. focusing on cities or larger areas. The neighborhood you live in is going to have a direct impact on you. What are you looking for in a neighborhood? Address this question early on in the home buying process because buying in the wrong neighborhood is a surefire way to be remorseful about buying a house.
A Credit Card is Not Free Money: A credit card is a useful tool in your finance toolkit, but it’s not free money. When you purchase something with your credit card, you are borrowing money from the bank. If you don’t give that money back in time, the bank is going to start charging interest on your balance. This debt can build up and become a monster if you don’t pay off your balance every month. However, if you use a credit card responsibly and pay off the balance every month, it’s a good way to start building credit. Most credit cards also have other benefits such as rewards points, cash back, or travel points. So, should you have a credit card? Well, it depends. If you’re capable of paying off the balance in full every month, then you should have no problem managing a credit card and staying out of debt. PS: If you are going to use a credit card, you should monitor your credit score & credit report regularly with a free tool like Credit Sesame (or Borrowell if you’re in Canada). One last tip: Treat your credit card as a debit card. Pay it off in full every day if you have to. I try to pay off my balance every couple of weeks so that I don’t forget. I also use Trim to remind me when payment is due.
Renovating improves the house value says Jason Craveiro : Renovation can turn into a nightmare if your builders or subcontractors fail to do a good job. Always be suspicious of an estimate or quote that is considerably cheaper than all the others, or someone who is available for work immediately. Ask for references, and speak to their previous clients. The golden rule when refurbishing older buildings with solid walls is to use traditional materials that are compatible with the way they were originally built, i.e. lime-based mortars, renders and plasters, rather than anything containing modern cement. Old buildings with shallow foundations are affected by seasonal ground movement and because cement is very brittle it tends to develop small cracks. This allows rain to penetrate, which then can’t escape. Modern paints applied to walls can also cause trouble by blocking natural evaporation.
Jason Craveiro Victoria real estate tip daily: Once you select a lender, you should speak with a loan officer as quickly as possible. At this point, there is one thing you should know. Pre-qualifying means absolutely nothing. All pre-qualifying does is determine the amount of the loan you could qualify for based on factors such as your credit, salary, etc. It does not guarantee that a lender will actually loan you the money. It’s more important to get PRE-APPROVED. Pre-approval means that your application has been submitted to a lender who is willing to extend you a specific loan amount, pending a property and appraisal. Being pre-approved lets you know that you won’t be denied for a loan, and it also provides you with leverage to negotiate the purchase price of a home with the seller.

Speaking of that home being out of your price range, you may want to get pre-approved with a bank or mortgage lender ASAP. First off, real estate agents won’t give you the time of day without one, especially in a red-hot market. And secondly, if you don’t know how much house you can afford, you’re basically wasting your time by perusing listings and going to open houses. This is especially true if the homes you’ve got your eye on are consistently going above asking since you’ll need even more purchasing power. It’s not hard or all that time consuming to get a mortgage pre-approval, and it’ll give you more confidence and perhaps make you more serious about finally making the move. Tip: Look for an online mortgage lender that lets you generate a pre-approval on the fly in minutes (and know you don’t have to use them if and when you proceed with a purchase!).
